The Architects Department
Here at Cunliffes we are an RIBA Chartered Architects Practice with over 30 years experience specialising in projects within the education, conservation, commercial and leisure sectors. Our Architects and architectural department have excellent experience in delivering projects ranging in value from £50, 000 to £6,000,000, covering all RIBA work stages.
We believe that early Client engagement, thorough brief development and option appraisal feasibility studies, referencing applicable planning policies and site covenants, can bring added value to a project from the outset. We have vast experience of engaging with the Planning Department and Building Control bodies, ensuring that key questions are posed suitably early in the process to ensure that schemes are developed to be compliant and ultimately successful.
We are able to make Planning Applications / Applications for Listed Building Consent on behalf of our Clients; developing designs to a suitable stage, preparing drawings and design and access statements, commissioning and collating additional reports and supporting documentation as required by the relevant local authority. Should an application be unsuccessful, we are able to advise on the options available such as withdrawal, amendment and re-application or, following suitable dialogue with the relevant planner, whether to pursue an appeal where the grounds for rejection seem insufficient.
Following a successful planning application our Architectural team are able to advise on the best procurement route for a project to ensure it is realised in an appropriate timeframe, to the required quality and with best value sought. We can produce all required drawings, specification and documentation to undertake a Tender process. Post tender, if required, Cunliffes are also able to undertake ongoing site inspections and dialogue ensuring that specification and standards are adhered to during the live project, chairing project/progress meetings and reporting back to the Client requesting any confirmations/information sign off’s within the required timeframes.
As Contract Administrators we will be involved throughout the construction period, confirming Practical Completion at the appropriate time and continuing to interface with theContractor to ensure snags are dealt with post-completion to ensure the Client’s best interests are represented.
Scope of Professional Services – Full Architectural services in line with RIBA Plan of Work 2013, we also provide full 3D visualisation and are currently undertaking a programme of REVIT software training working towards the 2016 BIM Level 2 mandate and to assist our design process and better facilitate the integration and co-ordination of other design partners within scheme development.
